Engineering decisions on existing buildings are only as good as the geometry they are based on. Beam depths, slab thicknesses, clear heights above ductwork, the actual routing of an existing service: none of that can be assumed from record drawings, and all of it changes a design.
Reality capture gives engineering teams measured input instead of assumed input. The deliverable can be the raw registered point cloud for your own modelling, a discipline-specific Scan-to-BIM model, or a targeted set of sections and clearance documentation for a single design question.
What matters most on engineering work is usually not visual completeness, it is that the survey is tied to a defined control setup and that the limits of what was measured are stated clearly. Both are part of how we deliver.
What usually goes wrong for engineers
MEP density that drawings never captured
Mechanical rooms, ceiling voids and plant areas accumulate decades of undocumented changes. Scanning records what is physically there so new routing can be designed against measured clearances instead of hoped-for ones.
Clearance and fit checks before fabrication
Prefabricated assemblies leave no room for geometric surprises. A measured model lets fit be checked against the real opening, slab or steel line before anything is fabricated.
Documenting deviation and as-installed position
When as-installed position differs from design, that difference needs to be recorded defensibly rather than described anecdotally. Point cloud measurement supports that documentation.
Coordinate system and control continuity
Survey data that is not tied to a defined control setup cannot be reliably combined with other datasets or with later captures. Control is set up at the start so repeat visits register to the same framework.

Yes. Many engineering teams take the registered point cloud and model only what their discipline needs. We deliver in exchange formats your software can link directly.
Will the survey tie into our project coordinate system?+
Yes, when the coordinate framework or control information is provided at the start. Establishing it up front also lets later captures register to the same framework.
Can you capture above ceilings and inside plant rooms?+
Where access is available, yes. Ceiling voids and plant spaces are usually the highest-value areas to capture, and they are also where access coordination has the largest effect on scheduling.
How do you report the limits of what was measured?+
The handover records what was captured, what was occluded, and where geometry in a model was inferred rather than directly measured, so you know which parts of the data carry design weight.
