It is the raw material for several possible deliverables, and the most common source of disappointment on a scanning project is a mismatch between what the client pictured and what was scoped. Point cloud, registration report, 2D drawings, 3D model and panoramic imagery are separate outputs with separate costs.
This guide describes each output, what it is good for, and how to write a deliverable list that leaves nothing ambiguous.
The registered point cloud
The point cloud is the measured record: millions of coordinated points describing every visible surface, usually delivered in a vendor-neutral format such as E57 or LAS alongside a format your software reads directly, for example RCP for Autodesk products.
It is the only deliverable that lets anyone re-measure the building later without another site visit, which is why it should be retained even when your immediate need is a set of drawings.
The registration and accuracy documentation
The registration report documents how the individual scans were aligned, the achieved fit, and the control used. Without it, the accuracy of everything downstream is unverifiable.
Where drawings or a model are produced, a quality-control record should state the tolerance applied against the cloud and list any areas that exceed it. Together these two documents are what make the project defensible if a dimension is later disputed.
2D drawings
Drawings are usually issued as both DWG, for further editing, and PDF, for distribution and review. Specify the drawing types you need explicitly, as a floor plan scope does not automatically include ceilings, elevations or sections.
- Floor plans, the most commonly requested output.
- Reflected ceiling plans, for lighting, ceiling grid and services below slab.
- Elevations, interior and exterior.
- Sections, including through complex or multi-level areas.
- Roof plans and site plans where in scope.
3D models
A Revit model turns the measured data into building objects with properties, so it can support coordination, clash detection, quantity take-off and facility management. IFC exports allow exchange with teams on other platforms.
Model scope needs three parameters stated: which areas, which disciplines, and what level of development per element category. A model is not a single thing you can order by name.
Panoramic imagery and viewers
Most scanners capture colour panoramic images at each position. Published as a navigable virtual walkthrough, these let people who will never open CAD inspect a space, check a condition, or settle a question without travelling to site.
This output carries no additional field cost since the imagery is captured during the scan, and it is often the deliverable non-technical stakeholders use most.
Writing a deliverable list that avoids disputes
- Point cloud formats required, and who retains a copy.
- Registration report and quality-control record, explicitly named.
- Exact drawing types per floor, not just 'floor plans'.
- File formats and software versions for CAD and model files.
- Model areas, disciplines and LOD per element category, if a model is in scope.
- Geometric tolerance and how deviation will be represented or idealised.
- Whether panoramic imagery or a hosted viewer is included, and for how long.
- Coordinate system, datum and units.

You should, and it is worth specifying the formats in the contract. A vendor-neutral format such as E57 plus a format your own software opens directly gives you the most future flexibility.
What file formats are as-built drawings delivered in?+
Typically DWG for editable CAD and PDF for review and distribution. If a model is in scope, Revit is the usual native format, with IFC available for open exchange.
Is a Revit model included with a laser scan?+
No. Modelling is separate work performed from the scan data, so it must be scoped and priced explicitly, including which areas and disciplines are modelled.
